$68M, 14-Story, Office Building Proposed for Clayton!

It’s about time for some new office space in Clayton!

According to NextSTL, “Apogee Associates LLC is proposing a $68M, 14-Story, 233K sf Class A office building at 8125 Forsyth in downtown Clayton.”  At this point, there is still a lot of speculation on what will actually end up happening. But I am excited to see what come of it. The location that it is slated to be constructed at is currently the location of a vacant, two-story office building. The tenants left a few years back because of previous speculation for development. At this point it is not known what businesses plan to use the office space, as it has not been made public knowledge. However, we do know that this building will be strictly office space at this point as the plans do not show any retail space. Unlike the new building going up at the corner of Maryland and Gay avenue where a multi-story mixed condo/retail space is being constructed (click here to see my previous post on this).

New $55 Million Development!

Demolished!

The corner of Maryland and Gay, which once was a part of the Brown Shoe Complex, will soon be the home to a new $55 million dollar project from Covington Development. The city has approved the project to build a five-story mixed use building which will become known as The Vanguard. The Vanguard will include some 225 luxury condo units as well as many high-end boutique retail shops. These types of “mixed use” buildings which includes both residential and commercial space are becoming much more popular in the Chicago and NYC markets, and now right here in St. Louis. The project is beginning this summer and should be completed by 2017! Take a look at the progress of the demolition below. Check back in the future for a post on its progress!

Clayton has torn down a lot of its wonderful midcentury buildings. The one that was torn down here was just a bad 80’s-90’s office building, so I don’t see it as much of a loss. Clayton has not had a new condo development in many years, it will be exciting to have new, fresh condo inventory to sell!

Covington Development also recently completed the new ‘West Pine Lofts‘ in the central west end near SLU.

Finally!

“Vacant for nearly two decades, the prominent corner of Clayton and Hanley Roads may finally be redeveloped. Planned is more than 500Ksf of retail, including a grocer, more than 40Ksf of office space, and as many as 291 residential units.”

I remember hearing of a proposal for something similar back in 2009. Unfortunately, nothing ever came of it. I think it would be a great way to fill the vacant site and bring new amenities to the area. From what I have been hearing this time around, I think that it will become a reality.
